At the recent AGM a new committee was elected to manage your Owners Corporation. The new committee comprises of Vick Fak, Alan Tindale, Lindsay Hyde, Franklyn Williams, Ashley Wright, Etelka Ronc, Amanda Boothby, Chito Paguio, Simon Pate, Volkan Karakurt, Matt Van Rensburg and Deniz Marchmont. A short biography of each committee member will be published on the website shortly.

The Communication Sub-Committee has started making exciting changes and upgrades to this website in direct response to feedback and requests by residents and lot owners for the OC Committee to improve communication; we look forward to unveiling these changes to you in the coming months. These changes to the site will provide information about your role and responsibilities as an Owners Corporation Member in addition to giving your SOCC the opportunity to communicate all of the exciting changes, works and events in and around Sandarra.

For now, here is a brief look at just some of the issues your SOCC are currently working on:

As mentioned above we are working hard designing the new webpage and choosing accurate and up to date content to ensure you have all the information you need at your fingertips.
We have contacted Jemena and they have agreed to come and fix our electrical pits at no cost to the Owners Corporation, due to the large number of damaged pits it will take a couple of weeks to repair
We are looking into the most sensible and aesthetically pleasing ways to Repair the front entrances and will be installing some type of Barrier to ensure vehicles in the future cannot drive over them and damage them again.
All Sub- committees are busy working on a small written summary of current projects they are undertaking to be published in our new Quarterly Sandarra Newsletter. The first issue will be in your letterboxes in June!
We continue to work with Super Gardens on the next stage of the nature strips refurbishment program. Please refer to information on the right.
We have been working through a large number of compliance issues with residents to ensure design guidelines are adhered to in a fair and reasonable manner.
Lots of exciting community events are being investigated and organised and once details are confirmed, these will be updated on our new Events page on the website, as well as in our Sandarra Newsletter.
We have commissioned an audit of the maintenance issues around the estate; this has provided us with an extremely comprehensive maintenance program which has allowed us to implement a timeframe for all critical items that have been noted...as well as those less urgent items.

To ensure you can recognise your elected committee members when they are performing their duties around the estate they will now be wearing purple and black polo shirts with “Committee Member” printed on them. Please feel free to come and speak to your elected representatives if you do see us walking around the estate.

What is Sandarra?

Sandarra is a 504 lot housing development located on the north/west corner of McCormicks Rd & Wedge Rd, Sandhurst (opposite Sandhurst Club - Mel Ref 128 A10) in Melbourne, Australia. Sandarra is a broad acre Owners Corporation, meaning that all owners contribute to the maintenance of common areas, including roads, parks, street lights etc. Sandarra, which forms part of the City of Frankston, can be found on Google Maps.

 
How the Owners Corporation is made up
Who is the Sandarra Owners Corporation Committee (SOCC)?

Because Sandarra has more than 13 lots the Owners Corporation (OC) must elect a committee at each annual general meeting. The SOCC must have at least 3 and not more than 12 members who are lot owners or hold a proxy for a lot owner. The present SOCC has 12 members and is delegated powers by the OC and makes decisions on its behalf. The SOCC has appointed subcommittees to address maintenance, finance, communication and compliance.

 
Who is the Owners Corporation Manager?

ClubLINKS is the Owners Corporation Manger (OCM) and is responsible for the day to day management of the Sandarra estate. Representatives of the OCM & SOCC meet on a regular basis to discuss matters that impact on the Sandarra estate. The SOCC & OCM are legally obligated to act in the best interests of all owners.

  • When will the playground be installed?

    The playground has been held up waiting for the ground covering, this has now arrived and the playground is scheduled to open on or before 27 November 2011. The SOCC will be hosting a BBQ in the reserve next to the playground on this date, starting at 11am.

  • The water on my property is not draining, should I be concerned about it?

    The committee commissioned a geotechnical investigation into pooling water on some properties in the estate. The investigation determined that the cause of the water is natural groundwater travelling on top of the hard basalt sandstone, and as Sandarra is relatively flat this water does not disperse quickly. The report recommended lot owners lay drainage pipes at low points on their property and connect these to the storm water pipes.

  • When will the nature strips and landscaping be completed? Who maintains the nature strips?

    The nature strips and street trees are common property, their care and maintenance is the responsibility of the owners corporation, this includes lawn mowing. 

    The SOCC has negotiated with the developer to fund a new contract for the nature strips that will be managed by the owners corporation. Existing nature strips will be repaired and new nature strips will be completed to a higher standard.

    Please ensure the nature strip in front of your lot is clear so work can be carried out.

  • My street sign is damaged or missing, can it be replaced?

    The SOCC is currently investigating quotes for replacing missing street signs and work will start soon.

  • What is being done about the dead or missing trees on nature strips?

    The SOCC are pleased to advise that the developer has agreed to replace over 120 dead or missing trees in Wotan Way, Galilee Drive and Malua Circuit.

    As with the nature strips, all trees and vegetation on common property are the responsibility of the owners corporation. Lot owners are not to modify any vegetation on common property, if you have a concern or request in relation to vegetation on common property please contact the OC manager on sandarraoc@clublinks.com.au. Lot owners are not to remove what they believe to be dead trees.

  • Do I require a building permit for my deck, retaining wall, pergola or other construction?

    Sandarra is part of the Frankston City Council and as such all council rules apply. The council publication 'When is a Building Permit Required?' lists common types of building work and whether they are subject to a building permit. Design Assessment Panel (DAP) approval is also required, please contact ClubLINKS on 8320 5393.

  • I've noticed a street light that is not working in Sandarra, who do I contact about this?

    Please register a fault with Jemena Electricity on 132 099, quoting the street address of the light in question. You should be given a receipt number and estimated job date.

    On some occasions it has taken a long time for Jemena to respond to these job requests, alternatively you may find logging a fault report here will result in a faster response time
